Barry Drive in Turner is a gateway into the Canberra CBD from the Belconnen region and is conveniently close to the ANU.
That’s shorthand for saying Barry Drive is an excellent location for a business. And you couldn’t find a much more accessible location – close to the light rail and on the city’s doorstep.
If that has got investor attention, then the prospect of acquiring two adjoining office buildings on Barry Drive should have them positively salivating.
Especially with both having CZ2 zoning, allowing residential and commercial developments.
The buildings comprise three levels of office accommodation, totalling about 1263 square metres, plus 41 basement and on-grade car parks.
They sit on a total of 1550 square metres with about 40 metres of frontage to Barry Drive and rear access via McKay Lane.
Both are near full occupancy with multiple professional tenants – the longest lease expires in July 2031 (including options). Fully leased, the properties would generate more than $500,000 of gross annual income.
Mark Nicholls of Raine & Horne Commercial says properties on or near Barry Drive tend to be tightly held.
“I think that’s reflected in the number of early enquiries we’ve received from a range of potential buyers,” he says.
“This offer, across two buildings with development options, has strong appeal across owner-occupiers, developers, investors and land bankers.”
The property has guide of $7.5 million. Expressions of interest close June 25.
