Three mixed-use sites totalling 15,000 square metres for sale at Woden Green

Three development sites totalling almost 15,000 square metres are for sale in the Woden Town Centre.

The sites form part of the Woden Green Estate. Hindmarsh is selling the sites via an expressions of interest campaign steered by CBRE’s Andrew Stewart and Mark Nicholls.

The three sites totalling 14,996 square metres are available to purchase together or individually.

The Woden Green Estate began as a joint venture between Hindmarsh and the Land Development Agency, with plans for 1500 dwellings. In 2014, the LDA sold its share to Hindmarsh for almost $14 million.

Mr Stewart said Hindmarsh was focusing on its retirement villages and smaller residential developments.

Two of the Woden Green sites, measuring 6063 and 7221 square metres, are zoned for business.

The third 1712-square-metre site is zoned for medium-density residential.

“They’re three really different sites that will appeal to different developer markets or someone can pick up the whole lot and develop a precinct,” Mr Stewart said.

He said they represented a strong investment opportunity amid a variety of plans set to revive the town centre.

Other developments slated for Woden include a 24-storey tower near the bus interchange and a 16-storey complex on the corner of Melrose Drive and Irving Street.

Another section of the Woden Green site is being rezoned for high-density development.

Mr Stewart said one of the sites has capacity for a 1500-square-metre supermarket.

“The EOI campaign provides developers with a unique opportunity to purchase all three sites simultaneously,” Mr Stewart said.

“The purchaser has the flexibility to design a number of different schemes for each site and tailor the developments to capitalise on surrounding leisure centres, offices, education establishments and transport routes, including the impending light rail network.”

Woden Green Estate comprises eight development sites and six are earmarked for residential development.

It is already home to the Avoca and Wilara apartments buildings. Construction commenced on the estate’s third stage, 99-unit development Idalia, in April 2016.

The three development sites hit the market on Thursday and Mr Stewart said they have already received several inquiries.
