A recent spate of strong sales in Chapman points to continuing demand for long-term family homes in the sought-after suburb.
Luton Properties’ Sophie Luton said Chapman would always attract strong prices and demand as it backed onto reserves and offered striking views.
“People are also attracted to the quality schools, with many buyers waiting to upsize when a property in the suburb becomes available,” she said.
Luton sold the bespoke, award-winning family entertainer at 8 Titheradge Place for an impressive $3.1 million on March 6.
Set on a generous 1369-square-metre block, the stunning five-bedroom, three-bathroom home features magnificent views over Canberra, stretching all the way to the tower on Black Mountain.
According to Allhomes data, Chapman’s house price record is held by 51 Monkman Street, which sold for $3,281,684 in November 2022.
VERV Properties’ Jason Roses said Chapman was an aspirational suburb with larger floor plans and blocks, great access to walking trails, and high-end properties at various price points.
“It’s a tightly held, generational area where families tend to stay for long periods, enjoying the uninterrupted views,” he said.
Roses achieved strong interest in the recent sale of a five-bedroom property on 1463 square metres at 20 Titheradge Place, which sold for $1.8 million.
“The vendor was downsizing after living in the home for several years,” he said. “The new owner is a young family.”
Other notable sales this year included a five-bedroom home at 37 Pelham Close, which sold through Hayman Partners for $2.257 million in January.
According to Allhomes data, the median house price for Chapman jumped by 7.4 per cent over the past year to $1.31 million.
