It’s the $100,000 question we ask every year: who will win The Block?

The interiors are done and the countdown to auction day is on, so it’s hard to resist speculation about the big day – everyone seems to have an opinion.

We spoke to a few experts to discover their winner predictions for The Block 2025.

If there’s anyone positioned to pick a winner for The Block 2025, it’s Marty Fox, who is judging alongside Shaynna Blaze and Darren Palmer.

While picking a winner in 2024 wasn’t as easy, this year, he’s more certain: “My gut says House 5.”

As an experienced real estate agent, Fox has a sophisticated understanding of the market and how each house meets the current needs of buyers.

“I personally like House 5 due to the pickleball court, cellar and Trendz fireplace,” he says. “Those three elements, from a value and lifestyle perspective, make it my pick of the bunch.”

Though Robby and Mat could be the winners of The Block in Fox’s opinion, he says Britt and Taz in House 3 are hot on their heels.

The “incredibly expensive” kitchen, which includes a $40,000 oven won in a challenge, could make the West Australian couple a front-runner.

Fox mentions the duo’s attention to detail and overall architectural flair in the home, concluding: “Buyers want amenity with execution and both homes have stand-out appeals.”

Frank Valentic: Buyer’s advocate and long-time bidder

Buyer’s advocate Frank Valentic has bid at 17 Block auctions, first appearing on the show in 2011.

“My buyer’s feedback at the moment is telling me that Britt and Taz, so House 3, will win, as it’s the most popular house at this stage with all the buyers I’m taking through the houses,” he says.

“They’ve been attracted to the cohesive design, the way it flows, and it’s described as having the best energy and being light, bright and airy.”

Their al fresco area, complete with a teppanyaki grill, is “very social”, and their landscaping is also “the best on The Block”.

House 5 is another popular favourite: would-be buyers say it’s the most private location, being at the end of the five houses.

“It’s backing onto more trees and grasslands … you feel like you’re really out in the country,” Valentic explains.

“Buyers also like their outdoor entertaining areas, including their pickleball court and covered pool area.”

Robby and Mat’s wine cellar is “to die for and the hero of the house”, he says, adding that it could put the best mates in front on auction day.

Valentic thinks it’s likely to be a two-horse race between houses 3 and 5, likely coming down to auction order, especially in the absence of billionaire bidders like Adrian Portelli and Danny Wallis this year.

“It’s not going to be like last year, where Adrian comes out and blasts everyone out of the park and buys all five, or even in previous years, where Danny and he have gone toe-to-toe and paid well above market value,” he says.

“In my 17 series that I’ve been involved, the second and third auctions tend to be really strong … I think once the buyer pool thins out, there’s a smaller pool later in the auctions.”

Domain Buyers’ Jury: 100 potential buyers

Every year, the Domain Listings and Buyers’ Jury challenge gives us a peek into potential auction day results, as 100 prospective buyers inspect each of the properties and vote for their favourite.

Contestants are tasked with creating a listing for their Block house – only on Domain – as well as preparing the homes for inpection.

The winner of the challenge can often indicate who will win The Block, as the result reflects real buyers’ needs and wants when looking at the houses.

This year, Emma and Ben won the challenge due to the addition of a wine cellar – one of two rooms added beneath the property, which is more elevated than the others.

Valentic, who attended the challenge, says this result reflects feedback he’s received: Should his clients miss out on House 3, House 1 is their next choice.

Alice Stolz: Domain property editor

As Domain’s property editor, Alice Stolz is well-equipped to give the Blockheads advice they can trust.

She regularly offers the teams nuggets of wisdom and insights on the property market – steering them towards decisions that could make their homes more attractive in the eyes of buyers.

When it comes to who she thinks will win The Block, she says, “I think Britt and Taz are the ones to beat this year.”

“They’ve built a home that nails what people are craving right now – that luxurious country vibe that makes you want to kick back, breathe out and actually enjoy life.”

House 3 has also managed to hit “the sweet spot” in appealing to city buyers who expect a certain standard of luxury, Stolz says, adding that buyers in lifestyle towns like Daylesford want all the bells and whistles you’d find in top city properties.

“When we move, we’re built to want something ‘different but better’,” Stolz says. “Britt and Taz have hit that … not too country, not too city, just right.”

The verdict: Who will win The Block this year?

House 3 (Britt and Taz) is a popular experts’ choice, as is House 5 (Robby and Mat). House 1 is another team to watch, having caught the eye of Domain’s buyers jury and a few of Valentic’s clients.

One thing is certain – this year’s Block auction definitely won’t be boring.
