An idyllic woodland cottage for sale in the UK comes with an unusual condition.
The previous owner’s mother is buried in the garden – and buyers are forbidden to move her grave.
The listing by Clive Pearce Property explains the house is part of a deceased estate.
“When the deceased’s mother died she was buried in the garden and the grave still exists just yards from the cottage,” the listing reads.
“It was the daughter’s wish that her mother’s grave should not be exhumed, destroyed or interfered with in any way.”
The stone cottage is in the sleepy seaside town of Perranporth, Cornwall, on the south-west tip of England.
It looks straight out of a fairytale, with ivy-covered walls and quaint chimneys.
Inside, the cottage is in need of renovation. The floors are stained with damp, and the pretty green wallpaper is peeling away.
However, there are plenty of original period features for those who dream of restoring the home to its former glory.
Deep fireplaces, timber beams and sash windows can be found throughout the home.
“If you are looking for a comprehensive renovation project and a character property in a great location, this three-bedroom detached character cottage is bound to be of interest,” the listing says.
“We do not expect the property to be considered suitable for mortgage lending and therefore are seeking cash buyers only.”
The listing also notes there is currently only pedestrian access to the property.
The cottage is on the market for £300,000 ($618,000).
“The property has already generated a huge amount of interest from buyers all over the country,” a spokesperson for Clive Pearce Property told Luxury Property News.
“It’s always exciting to handle unusual properties and this one certainly falls into that category.”
The town of Perranporth is a hotspot for tourists and surfers thanks to its sandy beach and big waves.
Some of the earliest surfboards in the UK originated in Perranporth, when local undertaker Tom Tremewan began building them out of coffin lids in 1919.
The median price for a detached house in the town is around £495,000 ($1.02 million), with waterfront homes commanding higher prices.
