Hot water is produced via sticks/wood in a rocket stove hot water system which is stored in a 200litre insulated drum which stays warm for a few days… depending on the season.
There is also a gas hot water system as back up which is plumbed to the caravan, washing machine and shower and is powered via the 400ah main battery.

A great system with very little maintenance required is the outdoor composting toilet which has 3 rotational pods.
Air circulation for the pods is via the connected 12v fans so there is no smell whatsoever!

Peak elevation at the block is at approximately 960m with regular snowfall in the colder months.
Annual rainfall is approximately 1100mm-1200mm.
There's an abundance of timber (Predominantly Red Gum and Broadleaf Peppermint) which can be utilised for firewood and building …as well as basalt rocks which can be used for masonry/building.

The property was affected by the 2019/20 bushfires and is regenerating itself well.
The main caravan survived the fires but sadly the old tractor didn't. It will stay with the property and make a nice "garden ornament", and the attached slasher could be brought back to life and used in the future.

The track into the property is solid with a compacted road base with a lockable gate at the entrance.
