Canberra’s roaring property boom has spilled over into the rental market, with asking rents for houses reaching record highs. With Canberra’s median asking rent now at $675 a week, what can tenants get under that price?

In most cases, those looking for an affordable property under the median asking rent would need to look at a townhouse. At $420 a week, tenants could nab themselves a two-bedroom townhouse in Melba.

Those looking for a more spacious three or four-bedroom house would have to venture towards the Gungahlin or Tuggeranong regions for a bit more room. In Kambah, for instance, a three-bedroom house is up for lease right on the median of $675 a week.

With Domain data revealing the capital’s already tight rental market tightened even further in February, to a 0.5 per cent vacancy rate, tenants are feeling the squeeze when looking for their next rental property.
