Samantha Granter of Belle Property Canberra says many factors are in play.
“COVID has seen people spend much more time at home, and that has caused them to reflect on how they use their space,” she says.
“Increasing home prices have also made them consider staying in situ and renovating rather than selling up and moving.”
Granter says home owners are having their properties revalued and using increased equity to finance renovations.
“Increasing values have made that possible without over-capitalising,” she says.
“And renovations are easier to have approved than extensions, which can require development approval,” she says.
Michael Braddon of Blackshaw Gungahlin says renovations are occurring across Canberra and are not specific to any area.
“They are happening wherever people are making a commitment to a suburb and have the space to achieve what they want in a renovation,” he says.
“Certainly, they are likely to be close to schools, shops and other amenities.”
Braddon says a renovation appeals to home owners as they can incorporate all the features they’ve always wanted.
“The biggest challenge in the current environment is access to tradies and building supplies to keep renovations on schedule,” he says.
Braddon says completed renovations are attractive to buyers for that reason.
“All the work is completed – people can just move in and start enjoying them.”
