Gungahlin has been confirmed as the ACT’s superstar property performer with a whopping annual house price increase of 12.1 per cent, according to the latest Domain data..
The June quarter median price for detached houses prices increased from $606,500 to $680,000 in Gungahlin. Units also performed strongly with a growth of 5.2 per cent to $407,500.
Agent Shan Gao of LJ Hooker Gungahlin says there are a number of reasons for the northern region’s stellar performance.
“There’s a wide range of dwellings including apartments, townhouses and detached homes – construction is still booming,” he says.
“And you’ve got new areas like Taylor bringing in more people.”
Gao says homebuyers are also are drawn by the newness of the Gungahlin region and to the presence of great infrastructure and amenity.
“The town centre is proving to be a real hub and people are taking positions along the light rail route in anticipation of the property price increases it could deliver,” he says.
Jeremy Redgrove of The Real Estate Shop, who lists this week’s feature property, says the growth of Gungahlin is reminiscent of Tuggeranong’s early development.
“I’m not entirely surprised by its performance. A lot of money has been invested in the Gungahlin model and people are responding,” he says.
“It certainly has a lot to offer in terms of lifestyle and I think that its convenient access to the Hume Highway is also a contributor, particularly for people exiting the Sydney market for a more relaxed environment.”
