The perfect Aussie house looks like this – four bedrooms, two bathrooms and two parking spaces.
White picket fence and adorable family Groodle optional.
Domain’s End of Year Wrap found the most sales nationally in 2023 were properties with that floorplan. Not too big, not too small. It is just right, say Aussie buyers, who purchased more of these types of houses than any other.
For units, the most-sold configuration nationally was two bedrooms, one bathroom and one car space.
The results in 2022 were identical, showing the love of a four-bedroom home has rusted on and buyers have not necessarily sought larger apartments in the pursuit of affordability.
Hobart was the only city where this floorplan was not the most-sold style of house. In the Tassie capital, three bedrooms (plus two and two) was the most transacted size of house.
When it comes to townhouses – a hybrid of a unit and a house – most of those sold had three bedrooms, two bathrooms and two car spots.
The outcome was the same in regional areas, where houses with four bedrooms (plus two and two) also came out on top.
The words “granny flat” entered buyers’ lexicon this year, dropping into top ten for most searched words in listings.
Buyers browsing listings on Domain in 2023 typed in “pool” more than any other attribute, followed by study, view, waterfront, new, courtyard, garage and shed.
In 2022, granny flat did not rate a mention in the top ten, but in 2023 it was the ninth most-searched term and “granny” was the tenth.
Multi-generational living – in backyard, in a studio or little flat – is a method for getting into the market, especially for priced-out first-home buyers, and has been floated as one broad way of addressing the housing crisis.
Pool is a lifestyle want but study, despite many Aussies returning to the office after a work-from-home period, is a practical feature still hot in demand.
